One email from strangers first turned into the sale of a modular house without land, and then into two more land transactions. Along the way, we had to deal with moving the house, an unusual contract, direct negotiations, protection zones, planning conditions, a foreign power of attorney and the contents of an old hangar.
One unusual request turned into a chain of work: first a house that had to be sold separately from the land, then land plots, restrictions, documents, a power of attorney from Germany and a hangar that became important almost right before the notary.

I almost deleted that email
A foreign name, an unusual request and no personal recommendation. It looked like a mass email, but became the start of three transactions.
The house that was not real estate
People lived in the house, the water, electricity and heating worked. But the object of the sale was a structure that could be divided into four modules and moved away.
How to advertise a house without an address
If you show the exact address, a buyer may assume the land is included. If you hide the address completely, the listing looks suspicious.
A buyer appeared and went directly to the owner
After the viewing, the buyer made an offer, contacted the owner directly and decided they could continue without the broker.
Fifteen versus thirty
The buyer wanted to pay 15%, the seller wanted 30%. In reality, the argument was not about percentages, but about who carried the risk before full payment.
A contract for a house that had to disappear
One clause said the house had to be removed by the end of May. Another allowed the final payment in June. Both could not be true at the same time.
Season 2. The land that was more complicated than the house
I thought land would be easier
At least land does not need to be transported. But almost three hectares quickly filled up with roads, networks, protection zones and architectural restrictions.
The seller was not the only owner
I had been speaking with the client for a long time and thought of him as the seller. The documents showed another owner, marital property questions and the need for a power of attorney from Germany.
A hangar appeared the day before the notary
In the morning it was just an old storage space with things inside. By evening its contents had become a separate section of the notarial contract.
