The aim is not simply to get to a signature. It is to understand what is really happening: where the risk and opportunity sit, whether the price matches the market, and what should happen before signing, payment or launch.

I do not merely accompany a transaction. I assemble it into a workable structure.

I see a deal from several sides

Sales, purchases, rentals, commercial property, contracts and difficult cases help me understand the logic of the buyer, seller, bank, valuer, apartment association and the other negotiating party.

I check what is often left outside the frame

Layout and documents, parking and storage, restrictions, mortgages, the building and association, planned works, loans, costs and property history. Facts first, then a clear explanation of what they mean for you.

I do not promise a price to win a contract

I do not inflate a price to win a listing or cut it merely for speed. The strategy comes from the market, demand, condition, documents, competition and the property’s real position.

I negotiate what matters

Price is not the only material term. Timing, included property, payment order, repairs, responsibility, handover and contract wording can decide the outcome.

I do not disappear at signature

I lead the process from the first review to the notary and handover. In rentals, I remain available throughout the lease.

Property, document and situation review; market and pricing strategy; preparation, marketing, photography, copy and portals; viewings, negotiations, bank, notary and handover.

Fee

Minimum fee — €2,000 + VAT. Usually — 2–3% + VAT. A fixed fee may be possible in specific cases.

Fee

The fee is agreed before the consultation, depending on the subject and preparation required.

A real-estate consultant does not replace a lawyer, tax adviser or building expert.

Fee

Property review — €300. Review and support to notary, including contract comments — €600.

Outcome

You understand what you are signing, which terms carry risk and what should change before signature.

Suitable for

A tenant or landlord.

What is included

Review of payment, deposit, term, liability, termination, repairs, utilities and other material clauses; amendments; explanation of risk for both parties.

Fee

One lease agreement — €300. Each further agreement after two reviews — €60.

One additional review of an alternative agreement is included if the first is not recommended for signature.

Working format and exclusivity

Why do you work exclusively?

It is neither a formality nor a restriction. It lets me take responsibility for the strategy, invest in preparation and marketing, negotiate consistently and protect the client’s interests.

Why not negotiate independently in parallel?

Different promises and uncoordinated terms weaken the negotiating position. With one person responsible, agreements are not lost and the strategy remains coherent.

When does payment begin?

You may describe your situation free of charge. Payment begins only after we agree the format and I take the task on.

Do you guarantee a price or sale period?

No. The result is shaped by the market, demand, documents, condition, bank, negotiations and the actions of all parties. I do not make promises no one can control.

When may you decline a collaboration?

Respectful communication, honest information and clear agreements matter to me. A client may also end the work on the conditions agreed in advance in the contract.
