Viimsi Village: I Went to See the Development and Caught Myself Thinking — I Could Live Here

Today my colleagues and I went to see Viimsi Village — a large residential development in Viimsi where private houses and townhouses are being built.

I went there to look at the project professionally. I came back with a fairly simple feeling: I would want a house like that for myself. I would just move it about ten kilometres closer to Tallinn.

For me personally, that is the main downside of the project. My child goes to an international school in Tallinn, and I am constantly driving to meetings and viewings, so the daily logistics from Viimsi simply do not work for me.

But if I set aside my own lifestyle, the location itself is genuinely interesting.

A place, not just houses

This is not a handful of new houses in the middle of a field. Viimsi has had its own life for a long time: schools, kindergartens, shops, restaurants, sports, a spa, the sea, forest, and walking and running trails. Dozens of families already live in Viimsi Village itself, the project is still being built, and it is gradually forming its own community.

Quality worth a closer look

What interested me most were the houses themselves. I am fairly picky about new builds — and not just in theory. I bought an expensive penthouse from a developer myself, and I remember very well how, after a beautiful handover, things started showing up that were, of course, nowhere on the renderings: crooked walls, an incorrectly sloped bathroom floor, and later on, far more serious issues with leaks through the structure.

So today I look at a new house with a very different eye.

In Viimsi Village, I liked the sense of quality. Tall doors, decent materials, careful detailing, geothermal heating, heat-recovery ventilation, an A energy class. I specifically looked for the places where developers usually start cutting corners once a buyer is already charmed by the overall picture. I did not get that feeling here.

I also like the idea behind the project itself. You can choose a townhouse or a detached house, different formats and stages of readiness. There is a real option to look at plots and discuss what actually makes sense to buy for your specific situation.

Who Viimsi life suits

But I would not advise going there just because you liked the photos. First you need to understand whether life in Viimsi suits you at all. How many times a week do you actually drive into Tallinn? Where do your children go to school? Where do you work? Do you need the city every day? What matters more to you — ten extra minutes on the road, or being able to walk out of your house into the forest?

For a family that works remotely, or is not tied to daily trips into the centre, this trade-off can be very appealing. For a family whose life is firmly anchored to Tallinn, I would first work through the logistics very carefully.

There is also a practical advantage: working with developers as a partner, I can discuss terms that are not always offered to a private buyer straight away. I will not promise a discount that does not exist. But asking, negotiating and trying to get the best possible offer for my client — that is already part of my job.

My take

So my conclusion after the visit is simple: I would definitely put Viimsi Village on the shortlist if I were looking for a modern house or townhouse in Viimsi.

Would I buy there myself? The house — yes. The location, for my life today — no.

And that is exactly why I prefer to choose the project first, not the house — the project that genuinely suits the specific person.
