Off-Market Listings

Not a public catalog of listings. These are offers that, for various reasons, never reach the open real estate market and are available only through direct contact with me.

What this is

In my work, properties occasionally come up whose owners don’t want public advertising. The reasons vary:

• the owner doesn’t want to disclose the exact address of the property;
• the sale or lease needs to remain confidential;
• the owner doesn’t want neighbours, acquaintances or relatives to know about the sale;
• a commercial property is being sold together with existing tenants, and a public listing could cause them unnecessary concern;
• deal details can’t be disclosed until a genuinely interested buyer or tenant appears;
• the property is offered to a limited circle of clients and never reaches the public market at all.

This is where I gather off-market and confidential listings — available through me, but absent from the usual property portals. Part of the real estate market never appears in public advertising: full information on these properties is provided individually, after personal contact and, if necessary, after confirming genuine interest.

How this works

For each listing, the amount of information made public is decided individually, by agreement with the owner. For some, that’s almost a full listing minus the exact address; for others, it’s just the essentials, for example:

Full information — exact address, photos, financial and other deal details — is provided individually after personal contact and, if necessary, after confirming genuine interest.

For property owners

If you’d like to sell or lease a property without public advertising, I can work with you in a confidential format — without publishing the exact address or property details on public portals. I look for a buyer or tenant through my own client base, professional contacts, direct outreach and closed channels.
