My assessment

This is not a passive “buy and forget” investment, nor a typical ready-made stock-office. The property’s strength lies in the fact that much of the complex groundwork has already been done: fire-safety solutions, autonomous technical systems, access, and the work required for the use-permit process.

The existing space suits a company that needs a production, warehouse or service base right away. At the same time, the size of the plot and the existing preliminary design leave room to grow, without having to look for a new location in the coming years.

It’s worth looking at this property as a whole: not just today’s square metres, but also the completed work, the possible uses, and the next stage of development.

Why the property is for sale

The current owner bought the building at a time when its documentation and technical compliance needed to be brought up to standard. The initial plan was to develop an EV battery production project here, and development was directed accordingly — the property now has EV charging infrastructure.

In parallel, the owner worked on the building’s technical upgrades, fire safety, and the documents and work needed to obtain a use permit. Much of the groundwork has already been done.

The owner’s plans later changed, and he decided to focus on a different direction.
