64.5 m2 in a new A-energy-class building on Taludevahe 59: a 17.5 m2 balcony accessible from the living room and bedroom, two parking spaces, a storage unit and an installed Febal Casa kitchen are included in the EUR 282,000 price.
This is not just a listing. It is a practical analysis of what is included, the actual bills already available, the layout and the questions worth checking before making an offer.

During a viewing I do not only show the rooms. I explain the running costs, documents and practical points that should be checked before an offer.
My assessment
This apartment is interesting not only as a new three-bedroom home, but as a ready-to-move-in package for a buyer who does not want to budget separately for a kitchen, a second parking space or basic fit-out after the purchase.
The central value is the included package: two parking spaces, storage and a made-to-measure kitchen are already in the price. In a new development these are often additional costs that materially change the final purchase budget.
It is stronger as a home than as an aggressive investment play. It suits a person or family that values a new building, energy efficiency, an understandable cost structure and a calm everyday environment.
How this apartment came to market
I searched for this apartment personally for my clients.
We viewed a great many alternatives and compared layouts, the quality of new buildings, neighbourhoods, parking, storage, expected running costs and the feeling that a home really works for everyday life.
When we found Taludevahe 59, it was clear why it stood out: a small new building, a practical layout, a large balcony, two parking spaces and storage. There was no kitchen at that point — my clients later ordered and installed the Febal Casa kitchen themselves.
Considerable time and work went into finding exactly this kind of ready package.
Later the owners’ plans changed substantially and the apartment was put on the market.
For the next buyer this is a rare opportunity to acquire an essentially new, not yet lived-in home with the kitchen and key fit-out already in place. Warranty coverage for the apartment, furniture and appliances remains subject to the sellers’ terms.
The price is more than the apartment itself
In a new development, buyers often see one asking price and then separately add a kitchen, parking, storage and basic fit-out.
Here, a significant part of those costs is already included.
- Underground parking space: indicative value about EUR 12,000
- Outdoor parking space: indicative value about EUR 7,000
- Storage unit: indicative value about EUR 5,000
- Febal Casa kitchen with appliances: indicative value about EUR 18,500
At least EUR 42,508 of additional items are already included in the price. These are indicative values, not separate official sale prices.
Layout: three rooms, a generous living area and a 17.5 m2 balcony
The layout is easy to understand: the entrance area is separated from the living space; the 20.2 m2 living room connects to a 5.3 m2 kitchen area; and the two bedrooms are on different sides of the apartment. The 17.5 m2 balcony runs along the main living side of the home and adds meaningful outdoor space.
- Entrance hall: 4.6 m2
- Bathroom: 5.3 m2
- Kitchen area: 5.3 m2
- Shower room: 4.1 m2
- Living room: 20.2 m2
- Main bedroom: 15.3 m2
- Second room: 8.6 m2
- Balcony / outdoor area: 17.5 m2
This is a practical home rather than a display-flat layout: there are two sanitary rooms, a separate entrance zone, a proper 15.3 m2 bedroom and an 8.6 m2 second room that can work as a child’s room, home office or guest room.
Actual monthly bills: from winter to summer
The available February-June 2026 bills range from EUR 75.69 in summer to EUR 242.57 in the winter month. The five-month average is about EUR 136.67 a month. No one lived in the apartment during this period, so future costs will depend on use and season.
| Month | Bill |
| February 2026 | EUR 242.57 |
| March 2026 | EUR 170.86 |
| April 2026 | EUR 103.58 |
| May 2026 | EUR 90.66 |
| June 2026 | EUR 75.69 |
Average for February-June 2026: EUR 136.67 per month, or about EUR 2.12/m2 for 64.5 m2.
These bills show actual charges for this specific apartment in a defined period. They are not a guarantee of future costs: water, electricity, heating, occupancy and building management rules affect the result.
Why documents may say 2026 although the building was ready in late 2025
The building was physically completed and handed over to buyers at the end of 2025, so the first residents began moving in then. The official occupancy permit was issued in 2026, which is why the construction register records 2026. This is not a contradiction: it reflects the difference between practical completion and the formal registration of the occupancy permit.
Taludevahe 59 is a new A-energy-class building in Tiskre with only 18 apartments, a lift, water-based underfloor heating, heat-recovery ventilation, solar panels and Smart Home systems. It suits a buyer who values modern building services, the privacy of a small house and a calm residential setting.
Who this home suits
Everyday living
A strong fit for someone looking for a new home in a calm part of Tallinn, with modern building services, underfloor heating, heat-recovery ventilation, a lift and few practical compromises after the purchase.
A couple or small family
Three rooms and two parking spaces make the property practical for a couple or small family. Tiskre works well for people who want to live closer to the sea and greenery while retaining city access.
A buyer relocating to Tallinn
This is a good format for someone moving to Estonia who wants to reduce uncertainty: a new building, a clear package, parking, storage, a finished kitchen and modern technical systems. Tiskre is a calm and internationally mixed residential environment.
An investor
The apartment may appeal for long-term rental, especially to a tenant seeking a new home, parking and a quiet area. It is not the most obvious maximum-yield investment; its core value is quality of life, ready fit-out and durable liquidity.
Tiskre: a calm environment, sea and daily infrastructure nearby
Tiskre is on the western side of Tallinn, combining a calm residential setting with the sea, greenery and everyday infrastructure. Kakumäe, walking routes, cycle paths, Prisma, Rocca al Mare, cafes, schools, kindergartens and public transport are nearby.
The drive to central Tallinn is often around 15-20 minutes, but a buyer should always test their own daily route at peak time.
What I would check before making an offer
- Seasonal utility costs
- Building management and the apartment association
- Warranty terms for the building, kitchen and appliances
- Exact window orientation and daylight at different times
- Noise and traffic around Taludevahe Street
- The daily route to work, school or kindergarten
- How the balcony, outdoor area, storage and parking spaces are reflected legally
- Whether the 8.6 m2 second room suits your real use case
The strong side of this property is its readiness and included package. Before an offer, it is still important to check not only the feeling of the home, but the documents, costs, building management and your own daily logistics.

Is the apartment ready to move into?
Yes. The apartment is vacant, with a kitchen and appliances already installed plus a built-in wardrobe in the entrance hall. The buyer does not need to start with renovation or a basic kitchen installation after the purchase.
Are the parking spaces included?
Yes. The price includes two spaces: one underground and one outdoors. This is a meaningful advantage in a new development, especially for a two-car household or future resale liquidity.
Why is 2026 shown if the home was ready in 2025?
The building was physically complete and handed over at the end of 2025. The official occupancy permit was issued in 2026, which is why the construction register records 2026.
What are the actual utility costs?
The February-June 2026 bills range from EUR 75.69 to EUR 242.57 a month, averaging about EUR 136.67 over five months. Future costs depend on consumption and season.
Who is this apartment best for?
A buyer seeking a new energy-efficient home in a calm Tallinn area, with a finished kitchen, two parking spaces, storage and a transparent view of costs before purchasing.
Would you like to see the apartment with a professional analysis, not just walk through the rooms?
During a viewing I can help you assess not only the interior, but also the bills, documents, layout, parking, storage, building and the questions worth asking before an offer.
