3883 M² PLOT FOR SALE NEAR LAKE PEIPUS IN KATASE VILLAGE

For sale: a 3,883 m² land plot in Katase village, Alutaguse municipality, Ida-Viru County. The property is located at Rannasalu tee 44a, within a few minutes’ walk of the shore of Lake Peipus and Katase beach.

No mortgages, servitudes or other encumbrances are registered on the property.

LAND AND BUILDING POSSIBILITY

The current land-use designation is 100% agricultural land (maatulundusmaa).

Land composition:

• arable land — 2,991 m²;

• forest land — 719 m²;

• other land — 173 m².

According to written clarification from Alutaguse Municipality, it is possible to plan a residential house on agricultural land in a scattered-settlement area. A detailed spatial plan is not required for building a residential house in Katase village.

After construction has been completed and a use permit has been obtained, an application may be submitted to change the land-use designation to residential land. No state fee is charged for submitting the application; the final decision is made by Alutaguse Municipality.

Before starting the design process, planning conditions should be requested from Alutaguse Municipality. The permitted location of the house, building footprint, height, utility solutions and fencing requirements are determined by these conditions. They have not yet been separately requested for this property.

ACCESS AND SOIL

The plot has direct access from Rannasalu tee. Access is not based on a servitude.

According to the owner, the plot is dry. The top layer of soil is approximately 0.5 m deep, followed by sand. No geotechnical survey has been carried out on the property.

ELECTRICITY, WATER AND SEWERAGE

Electricity is not currently connected to the plot.

Elektrilevi issued a connection proposal for the property in 2024:

• low voltage;

• three-phase connection, 3 × 10 A;

• connection point near or on the plot, in a separate cabinet;

• connection fee stated in the proposal: €4,140.38 including VAT;

• estimated completion time: up to 300 days after payment of the first instalment.

The proposal was valid until 7 February 2025 and is no longer current. Before purchasing, a new connection proposal should be requested from Elektrilevi, as the price, timeline and technical terms may change.

Public water supply and public sewerage have not been extended to the plot. A private borehole will be required for water supply. Private homes in the area generally use boreholes, but the drilling depth, water quality and required approvals should be clarified separately.

There is no specific information available regarding plans to construct public sewerage at this location.

LOCATION

The plot is located in an established private-home area of Katase village, in a natural setting near Lake Peipus.

• approximately 130 m, or a 2-minute walk, to Katase beach and the lake shore;

• approximately 200 m, or a 3-minute walk, to the Katase bus stop;

• according to the available map, bus routes 69, 73 and 75 serve the stop;

• existing private homes are located nearby.

ANNUAL COSTS

Land tax: €3.73 per year.
